California Cotton Mill Studios, Oakland, CA
The Cotton Mill Studios project is a conversion of a 121,728 square foot, 4-story historic building into 74 live-work units, targeted for artists and small businesses. A City of Oakland landmark, this 1911 Cotton Mill building is characterized by a 15” thick brick exterior, metal sash windows and exposed heavy timber interior framing. The retrofit draws upon these unique features, and retains an original clock with exposed workings as a museum. The Studios promise to serve as an incubator and hub of artists’ activities in this diverse industrial corner of Oakland’s Fruitvale neighborhood.

Steelworks Lofts, Oakland, CA
This adaptive reuse of an underutilized industrial space creates a 13,900 square foot residential loft community. Steelworks offers loft living with the benefit of outdoor amenities, including a community garden and central atrium, as well as private outdoor patios. All lofts are situated on three levels and feature gourmet kitchens, large skylights, high ceilings, polished concrete and bamboo flooring. Exterior corrugated aluminum and interior steel stair details reflect the building’s industrial origin.

King Building, Oakland, CA
Located between Oakland’s Chinatown and Downtown Districts, this project converts a 25,000 square foot historic brick building to a mixed use structure. The renovation retains the distinctive façade of the original 1904 building, while retrofitting the structure to accommodate retail, office and residential uses. The design includes: ground floor retail spaces with restored storefronts; second and third floor office spaces with expansive windows; and fourth floor residential loft apartments, each with rooftop penthouse access via spiral staircases. Distinct details include exposed structural steel bracing, 11-foot high arched windows and restored interior marble wainscoting.
