54th Street Bungalow, Rockridge—Oakland, CA
A 150 square foot addition and complete kitchen remodel to a 1919 Craftsman bungalow for a locally renowned baker and his family. Improvements include enlarging and reconfiguring the kitchen, adding a master bathroom and a new lower level laundry room.

Colby Cottage, Rockridge—Oakland, CA
A 900 square foot second story addition to a small cottage for a growing family in the heart of Rockridge. The addition provides a master bedroom/bathroom suite, two additional bedrooms and a bathroom.

Overlake Residence, Montclair—Oakland, CA
A 200 square foot addition and remodel to a two-story 1950s Montclair original. The plan reconfigures main and lower levels and provides a workshop and home office.

Piedmont Estate Poolhouse, Piedmont, CA

‘F’ Street Cottage, Niles—Fremont, CA
A remodel and addition to an early 1900s cottage located in historic Downtown Niles. The renovation transforms a formerly detached garage into a master bedroom suite with a laundry room connected to an existing kitchen.

Hawthorne House, Davis, CA
This renovation reorganizes compartmentalized rooms to better suit the needs of this growing family. An existing bedroom, bathroom and sewing room are combined to create a spacious master suite, and an existing master bedroom is redefined as two children’s rooms. The design also provides a phased solution for an open kitchen, dining and living scheme.

El Dorado Residence, San Mateo, CA
Remodel and 900 square foot second story addition to a Spanish style home. The upper story addition includes a master bedroom suite and nursery, while the ground floor addition unites a kitchen and family room.

Berkeley Tanning Salon, Berkeley, CA
This interior remodel transforms a vacant retail space into a state-of-the-art tanning facility in the heart of the University’s retail district. The 1,900 square foot renovation provides a universally accessible entry and reception area, and ten individual tanning suites.

Myriad Music School, San Mateo, CA
A photo lab conversion to a 2,000 square foot music school. Designed with sensitivity to adjacent uses, this acoustically insulated studio offers an ideal teaching environment with three private instruction rooms, a reception/waiting room and a generous rehearsal and performance space.

Live/Work Lofts and Mixed Use Projects

California Cotton Mill Studios, Oakland, CA
The Cotton Mill Studios project is a conversion of a 121,728 square foot, 4-story historic building into 74 live-work units, targeted for artists and small businesses. A City of Oakland landmark, this 1911 Cotton Mill building is characterized by a 15” thick brick exterior, metal sash windows and exposed heavy timber interior framing. The retrofit draws upon these unique features, and retains an original clock with exposed workings as a museum. The Studios promise to serve as an incubator and hub of artists’ activities in this diverse industrial corner of Oakland’s Fruitvale neighborhood.

Steelworks Lofts, Oakland, CA
This adaptive reuse of an underutilized industrial space creates a 13,900 square foot residential loft community. Steelworks offers loft living with the benefit of outdoor amenities, including a community garden and central atrium, as well as private outdoor patios. All lofts are situated on three levels and feature gourmet kitchens, large skylights, high ceilings, polished concrete and bamboo flooring. Exterior corrugated aluminum and interior steel stair details reflect the building’s industrial origin.

King Building, Oakland, CA
Located between Oakland’s Chinatown and Downtown Districts, this project converts a 25,000 square foot historic brick building to a mixed use structure. The renovation retains the distinctive façade of the original 1904 building, while retrofitting the structure to accommodate retail, office and residential uses. The design includes: ground floor retail spaces with restored storefronts; second and third floor office spaces with expansive windows; and fourth floor residential loft apartments, each with rooftop penthouse access via spiral staircases. Distinct details include exposed structural steel bracing, 11-foot high arched windows and restored interior marble wainscoting.
